Our houses are built on a foundation of respect, and whilst our Tenants are fully referenced through The NLA with Guarantor, we only process those who are amiable characters through meeting them personally.
Also, no couples, no students, no DSS, no smoking, no pets.

If we may be blunt, if you had the money, time, desire, and experience to maximise your property through the all-inclusive sharing market you would already have done so. It’s not that you can’t do it, but we fill in the gaps and deal with the fluff so that you can spend your time on higher income generating tasks, or holidays!

The process can be as quick as you would like, whether you want to enquire for the end of your tenancy next summer or you have a voiding property that you want us to collect keys for today, you shape the process to your needs.
We have various systems in place to prevent this but at the end of the day it’s a fair question:
- We as the middle-man would disappear leaving you to collect the (higher) rents directly from the tenants directly.
- Deposits are secured to the property with the DPS so would revert to the owner by default, no paperwork is necessary except providing proof of ownership from the Land Registry costing £3.
- If any rents are unaccounted for then our guarantor will cover that whilst we work together to solve that.

With signature from our guarantors, no matter the state of the property market you are guaranteed to get your rent every single month for the foreseeable future.
We have a vested interest in keeping your property in the best possible condition so that we don’t have rooms empty, because a vacant room comes out of our profit not yours. For these reasons and many more, this makes it the most secure way of letting your home.
We have many eyes in the property – our fortnightly cleaner reports maintenance and wear and tear issues, and we also see the property when doing viewings, taking meter readings, meeting handymen, attending for the annual gas certificate and so on.
You can also come and view the property at any time given reasonable notice.
You remain responsible for the usual things to keep the property habitable – roofing, plumbing, sanitary, hot water etc. We take on minor maintenance jobs and give the property a facelift along the way as necessary.
- To expand upon that, if the toilet roll holder gets ripped off we will replace it, but if the boiler breaks down you will hear from us, you can use your trusted tradesmen if you wish and we will meet them at the property, otherwise we can get a few quotes for you to choose from.
Any damage from the tenants not covered by their deposit is our responsibility.
Pretty much, you will get paid your rent every month and not need to deal with anything.
One Landlord said that we are “just shy of a miracle”, but instead of claiming it we will leave that to you, the light refurbishment is normally the first ‘ahah’ moment, but you’ll soon see why our Landlords want to renew with us, and renewing of contracts is our financial motivation to make sure that we excel throughout the term.
We take on 5* brand newly refurbished properties, all the way down to ugly ducklings that have been ‘let and forget’. Whether we are just adding some finishing touches or investing £15,000 into your home, we make sure that the end product is a modern, clean, beautiful, warm and cosy feeling home, and we keep it this way to ensure we attract the best tenants in London.
A typical light refurbishment includes painting throughout, new carpets, replacement furniture, fully furnishing the kitchen, and upgrading fire safety. You have the option to keep most of this at the end of contract.
Case Studies
Sue & Kevin live in Italy and were tired of the stress of voids between tenancies.
They receive a very good rent which is guaranteed for 3 years, we invested £9K with the refurbishment including all the normal (paint, carpets and furniture) but we also put in a breakfast bar and fixed up the extra shower room previously used for storage.
Last month we changed the front door lock to a twist return and put another fire door in, this was free to the Landlord and they just received an email to notify them.
It is 100M from the Northern line and tenants are 26 – 30, currently all girls, and they mostly work in or around central London.
This Company could not sell during the Brexit slump, after our 3 year contract they will have a flexible exit date so as they have the choice to sell when the market is ripe again.
We installed a partition wall in the lounge to create another bedroom which will not leave a mark on the brand new flooring when we later remove it.
We are helping with getting an HMO mortgage to release some equity for their next purchase – the property will be valued higher as an HMO allowing a larger equity release.
On the A3 and overlooking Richmond Park, tenants are 29 – 42 and have a wide variety of careers.
Selim runs his own business and wants us to rent it from him for the foreseeable future so he can focus on what he is best at. He had a similar Company prior to us but they were in-experienced and neglected it.
We took over and spent £13K to refurbish it, including re-skimming some walls, paint, carpets, furniture, a new kitchen work-top, and a LOT of general TLC. The initial contract is 5 years.
We have guided him in getting the property fully Licensed, and recently repainted the hallways as it was looking a bit tired.
It has 7 massive bedrooms and is detached with a garden. Tenants are 24 – 32, and the majority have stayed for over a year now.
